NW Bicester is the UK’s first eco-town; providing exemplary homes, jobs and a greener environment for its residents. It’s also about creating a great place to live through building a vibrant and inspirational community. At the heart of the development led by A2Dominion, will be the three planned Local Centres.
Easily accessible for residents, linked by walkways, cycle paths and buses the Centres will be places to meet and catch-up with friends, enjoy community events and activities and service the needs of residents by providing educational, retail, leisure and medical and care facilities.

NW Bicester Local Centre

Elmsbrook is the first phase of development at NW Bicester.  It is the largest true zero carbon development in the UK and one of just 17 world-wide to be awarded Bioregional’ s One Planet Community status. Once complete in 2020, Elmsbrook will provide 393 highly energy efficient homes, a primary school and a vibrant local centre. Further phases of development will then follow with A2Dominion granted outline planning consent for an additional 2,600 homes north of the railway line and 900 homes south of the railway to be delivered by 2031.

Elmsbrook Local Centre, opening in 2020, will create a vibrant shopping and leisure destination in the heart of Elmsbrook.  Built to exemplary true zero carbon standards, the high street, comprising of two striking arcades will offer quality goods and services on the door step of the new community. Key features of the local centre will include:

  • A convenient store
  • Eco-pub/café
  • A nursery
  • Community hall
  • Five further retail outlets
  • Four new office units
  • Seating area for people to meet and mingle

Specification of Units

Units will be available on the following specification:

  • Provided to hard surface shell with capped services
  • Heat exchange interface with district heating system
  • Targeted BREEAM Excellent
  • Retail units- A1, A3 and A5 Uses available.


Units will be available for occupation from Q4 2019 and will be offered to the market from Q2 2018 by way of pre-lease agreement.
